CONDITIONS OF APPROVAL <br /> PA-1100126 <br /> WOLTKAMP & BROPHY/D.B.WILTON <br /> Lot Line Adjustment Application No. PA-1100126 was approved by the San Joaquin County <br /> Community Development Department on August 23, 2011,which is the effective date of approval. <br /> Unless otherwise specified,all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br />! This approval will expire on February 21, 2013, which is 18 months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been recorded and a Record of Survey has <br /> been filed,if required by the Land Surveyor's Act. <br /> I <br /> 1) COMMUNITY DEVELOPMENT DEPARTMENT (Contact Staff: John L. Funderburg, 468-3160) <br /> a) APPROVAL: This approval is for a Lot Line Adjustment between two parcels as shown on the site <br /> plan dated July 14, 2011. <br /> b) NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the resultant properties <br /> shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> i) The access easements in favor of Parcels One and Two as shown on Site Plan dated July 14, <br /> 2011 shall be included in the legal descriptions as part of the Notice of Lot Line Adjustment. <br /> c) PROPERTY LINE SETBACK: (The following requirements shall apply) <br /> 5 i) The proposed new side property fines for Parcels One and Two shall meet the side yard <br /> setback requirements for the AG-40 zoning designation (General Agriculture, 40-acre <br /> minimum)for non-agricultural and agricultural structures. (Development Title Section 9-610.2) <br /> 2) DEPARTMENT OF PUBLIC WORKS: (Seethe attached memo dated August 1, 2011) <br /> 3) ENVIRONMENTAL HEALTH DEPARTMENT: (Seethe attached memo dated August 11, 2011) <br /> NOTES AND INFORMATION ONLY: <br /> PRIVATE RIGHT-OF-WAY APPLICATION RW-91-9 WAS APPROVED ON OCTOBER 30, 1990 TO <br /> ACCESS THE SOUTH HALF OF LOT 22 OF SMALL FARMS IMPROVEMENT TRACT DIVISION "Q". <br /> CERTIFICATE OF COMPLIANCE APPLICATION PA-0500022 (CC)WAS APPROVED ON MARCH 30, <br /> 2005 TO RECOGNIZE TWO PARCELS.
