f <br /> Y T <br /> CONDITIONS OF APPROVAL <br /> PA-0500585 <br /> Zuckerman-Mandeville, Inc. <br /> Site Approval Application No. PA-0500585 was approved by the San Joaquin County Community <br /> Development Department on December 27, 2005. The effective date of approval is January 6, 2006. <br /> This approval will expire on July 8, 2007, which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Cealy Lein, 468-3136) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site Plan <br /> required as a part of the building permit must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK <br /> LIST'for details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for the following: <br /> (1) One double-faced, back-to-back freestanding pole sign as shown on the Site Plan dated August <br /> 29, 2005. <br /> (2) The sign shall have a maximum area of 320 square feet, or 160 square feet per sign face (8 ft. x <br /> 20 ft.). <br /> (3) There shall be a maximum distance of eight(8)feet at the widest end of the angled sign faces. <br /> c. HEIGHT: The sign shall have a maximum height requirement of twenty (20) feet above existing <br /> grade. The elevation detail shall be included in the Building Permit drawings. <br /> d. SETBACKS: The following setback requirement shall apply <br /> (1) All portions of the sign shall be setback a minimum of five (5) feet from future right-of-way lines, <br /> including corner cut-off (snipe), and shall not block pedestrian or vehicle rights-of-way. <br /> (Development Title Section 9-1710.2[g]). <br /> e. PROXIMITY TO OTHER SIGNS: The sign shall not be placed closer than seventy-five (75) feet <br /> from any other freestanding sign. (Development Title Section 9-1710.4[h](1)(D). <br /> 2.
