CONDITIONS OF APPROVAL <br /> PA-02-405 <br /> Jacobs <br /> Site Approval Application No. PA-02405 was approved by the San Joaquin County Community <br /> Development Department on February 12, 2003. The effective date of approval is February 22, 2003. <br /> This approval will expire on August 23, 2004,which is 18 months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:: Leanne Mueller, 468-3228) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT". The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a "self store" boat storage facility in three phases as shown <br /> on the Plan dated September 6, 2002. Phase one will be completed in 18 months. Phase two will <br /> be completed in 36 months. Phase three will be completed in 60 months. (Use Type: Equipment <br /> Sales and Repair, Leisure) <br /> (1) Phase I will consist of the following: <br /> A. Building 1, a 19,500 square foot storage building. <br /> B. Building 2, a 24,000 square foot carport building <br /> (2) Phase II will consist of the following: <br /> A. Complete building 2, to be a 24,000 square foot storage building. <br /> B. Building 3, a 13,725 square foot storage building. <br /> C. Building 4, a 13,390 square foot carport building. <br /> (3) Phase III will consist of the following: <br /> A. Complete building 4,to be a 13,390 square foot storage building. <br /> B. Building 5, a 3,750 square foot storage building. <br /> Conditions of Approval - 1 - PA-02-405 <br />
