i CONDITIONS OF APPROVAL <br /> y - <br /> LA-01-38 <br /> Zaballos Properties <br /> Lot Line Adjustment Application No. LA-01-38 was approved by the San Joaquin County Community <br /> Development Department on July 5,2001,which is the effective date of approval. <br /> E <br /> Unless otherwise specified,all Ordinance requirements shall be compiled with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on January 4, 2003,which is 18 months from the effective date of approval, <br /> unless a Notice of Lot Line Adjustment has been filed with and accepted by the County Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 468-3124) <br /> a. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Tentative Map <br /> f dated June 6, 2001. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> i exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared,stamped,and signed by a <br /> Registered Civil Engineer,qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act,or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. PRIVATE RIGHT-OF-WAY: A 25-foot-wide right-of-way easement shall.be shown and included in <br /> the"Notice of Lot Line Adjustment"to Parcel 2 across Parcel 1, as shown on the Lot Line Adjustment <br /> dated June 6,2001,as"Existing Private Road." <br /> d. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Departmentfor a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2.
