PA-1300105 OF ANTHONY ALEGRE (C/O <br /> KEVIN SWANSON) (APN'S: 055-160-23; -25); ADDRESS: 5484 WEST STATE <br /> ROUTE HIGHWAY 12, LODI) <br /> This project is a Use Permit application to establish a Truck Terminal and Parking operation for <br /> 30 Trucks with a Construction Services and Heavy Equipment Storage Yard. The project will <br /> include the construction of an 800 square foot commercial coach to be utilized as an office. (Use <br /> Type: Truck Sales and Services-Terminals; Parking)The General Plan designation for the project <br /> site is I/T(Truck Terminal) and the zoning is I-T(Truck Terminal). <br /> The project site is located 1/4 mile east of the access point from De Broggi Road on a private <br /> access road, between State Route 12 and Kingdon Road, north of Lodi. <br /> The Community Development Department has reviewed the application and offers the following <br /> comments: <br /> Access Driveways <br /> Development Title Section 9-1015.5[h][1]) states that, "Access driveways must have a width of no <br /> less than twenty-five(25)feet for two-way aisles and sixteen (16)feet for one-way aisles, except that <br /> in no case shall driveways designated as fire department access be less than twenty (20)feet wide-" <br /> The applicant shall note the width of the two proposed access driveway's from the private access <br /> road to the project site and clearly delineate the circulation pattern for project traffic on the <br /> Building Permit Plans. Also, as a condition of approval the first 100 feet of the access road from <br /> De Broggi Road to the project site shall be paved with asphalt concrete or Portland cement to <br /> prevent from bringing mud or debris onto the County Road. <br /> Surfacinq <br /> Development Title Section 9-1015.5(e) states that all permanent parking lots (which include <br /> parking spaces, driveways, and maneuvering areas) in all zoning districts shall be surfaced and <br /> permanently maintained with asphalt concrete or Portland cement concrete to provide a durable <br /> and dust free surface. <br /> However, Development Title Section 9-1015.9 states that the parking requirements may be <br /> modified in cases in which, due to the unusual nature of the establishment proposed or the <br /> development proposal submitted for it, the requirements may be considered insufficient or <br /> excessive. <br /> 1 <br />
