The site plan depicts two entrance gates for the project site, but does not include the height, type of <br /> material and setback from the property line. Pursuant to Development Title Section 9-505 7 (d) <br /> Special Use Regulations for Truck Terminal Projects, access gates shall be recessed from the <br /> property line a minimum of sixty-five(65)feet. <br /> A revised site plan will need to be submitted showing the proposed fencing and entrance gates are <br /> in compliance with the Development Title. <br /> Landscaping <br /> In accordance with Development Title Section 9-505.7, Truck Terminals shall comply with <br /> landscape standards in Section 9-1020 8. Requirements for Industrial Projects. <br /> Development Title Section 9-1020.10, allows the requirements of the Landscaping Chapter to be <br /> modified by the Director in cases whe a it is demonstrated that an alternative to said requirement <br /> would meet the intent of this Chapter and result in an equal or greater amount of landscaping. <br /> The landscaping requirement for the proposed project must be shown on a revised site plan or the <br /> applicant will need to submit a letter reauesting a modification to this requirement. <br /> San Joaquin Valley Air Pollution Control District <br /> A referral was sent to San Joaquin Valley Air Pollution Control District for review. This project is <br /> subject to District Rule 9510 District Rule 9510 is intended to mitigate a project's impact on air <br /> quality through project design elements or by payment of applicable off-site mitigation fees. Any <br /> applicant subject to District Rule 9510 is required to submit an Air Impact Assessment (AIA) <br /> application to the District no later than applying for final discretionary approval, and to pay any <br /> applicable off-site mitigation fees before issuance of the first building permit. It is recommended that <br /> the applicant contact the Air Pollution Control District staff as early as possible regarding District <br /> Rule 9510. <br /> Traffic Study and Initial Study <br /> The Initial Study will be prepared and circulated once the Department of Public Works determines <br /> if a traffic study is required. In accordance with Development Title Section 9-505.7(m), Special <br /> Use Regulations for Truck Terminal Projects, traffic studies shall be required per standards in <br /> Section 9-1150.4, Traffic Studies. the Initial Study must be circulated for agency review a <br /> minimum of thirty(30) days before a recommendation is made to the Planning Commission. <br /> Planning Commission <br /> Upon the completion and circulation cf the Initial Study, and submittal of a revised site plan with <br /> the items discussed in the memo the Community Development Department will determine the <br /> recommendation to the Planning Commission, and schedule the project to be heard at the <br /> Planning Commission.
