<br />  	PROJECT DESCRIPTION: A Site Approval application to build a small winery in 3 phases over 10 years. Phase 1 includes
<br />  	the construction of a 24,000 square foot multi purpose winery building with a 12,000 square foot ground floor, 6,000 square
<br />  	foot basement and a 6,000 square foot second floor to be used for production, a wine tasting room, administration and
<br />  	storage. Phase 2, with building permits to be issued within 5 years, includes the construction of a 12,000 square foot storage
<br />  	building. Phase 3, with building permits to be issued within 10 years, is the construction of a 12,000 square foot storage
<br />  	building. No marketing events are proposed with this application. This parcel is not under a Williamson Act contract.
<br />  	The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is AIG (General
<br />  	Agriculture).
<br />  	PROJECT LOCATION: The project site is located on the north side of Highway 12, 1,735 feet west of the intersection with
<br />  	Alpine Road, Lodi. (APNIAddress: 051-350-07, -0817871 East State Route Highway 12, Lodi)(Supervisorial District 4).
<br />   	ENVIRONMENTAL DETERMINATION:  A Negative Declaration is being proposed for adoption.  Copies of the Initial Study
<br />  	and proposed Negative Declaration are available at the Community Development Department.
<br />  	APPLICATION REVIEW:   If you have any recommendations or comments on this project, please submit them to the
<br />   	Community Development Department no later than February 7, 2017. Comments or recommendations received after that
<br />   	date would not be used in staffs analysis and recommendation for this application. If you would like to receive notice of the
<br />   	staff determination for this project, please notify the Community Development Department in writing.
