The remainder parcel shall be designated and labeled as 'Designated Remainder" on the Parcel Map. <br /> (Subdivision Map Act Section 66445) <br /> 3. For future development of"Designated Remainder" improvements [including but not limited to: roadway <br /> widening, shoulder, curb gutter and sidewalk,water/storm drainage/sewer facilities] shall be provided in <br /> accordance with the County development requirements for 'Division 11: Infrastructure Standards and <br /> Requirements" of the San Joaquin County Development Title,and shall be noticed by a statement on the <br /> Parcel Map and by a recorded Notice of Minor Subdivision Restriction. (Subdivision Map Act Section <br /> 66424.6) <br /> 4. All easements of record shall be shown on the Parcel Map. (Development Title Section 9-910.20) <br /> 5. Proposed private access and utility easements across Designated Remainder Parcel,including turnaround <br /> accommodations at their terminations and comer cutoffs at intersecting roads, shall be provided for the <br /> benefit of Parcel 1.The required easements shall be shown on the Parcel Map and shall be noticed on a <br /> recorded Notice of Minor Subdivision Restriction. The Notice shall read as follows: <br /> We also hereby make an irrevocable offer to provide private access and utility easements across <br /> Designated Remainder Parcel, including turnaround accommodations at their terminations and corner <br /> cut-offs at intersecting roads, for the benefit of Parcel 1 upon conveyance of any of the parcels to <br /> another party. <br /> Informational Notes: <br /> (i.) At the time the parcels are developed,the developer shall provide drainage facilities in accordance with the <br /> San Joaquin County Development Standards. <br /> (ii.) Any construction activity that results in the disturbance of at least one(1)acre of soil shall require a State <br /> NPDES construction permit. Dischargers whose projects disturb 1 or more acres of soil or whose projects <br /> disturb less than 1 acre of soil and is not part of a larger common plan of development, are required to <br /> obtain coverage under the current General Permit for Discharges of Storm Water Associated with <br /> Construction Activity. <br /> (iii.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes.Best <br /> Management Practices(BMP)guidelines for stormwater devices,ponds and wetlands are available. <br /> AC:JR <br />
