Services <br /> The Linden County Water District has indicated that it will serve the project with sewer and water. At the <br /> time of development,the site plan will be sent to them to determine where the hookups should be located. <br /> Storm drainage is proposed to be on the designated remainder parcel to the south. This property is <br /> zoned Agriculture. The location of the drainage pond has been reviewed and approved by the <br /> Department of Public Works. Further Public Works staff required and approved an amendment to the <br /> Linden drainage master plan for this project to ensure that the project will frt in with the long-term drainage <br /> plan for Linden. <br /> Circulation <br /> Access to the project and Parcels 1 and 2 is by frontage along State Route 26. An encroachment permit <br /> will be required by Caltrans for driveway access. <br /> A 30-foot-wide access easement is shown on each side of the common lot line of Parcels 1 and 2 for a <br /> combined easement width of 60 feet. In the letter from People's Organization for Land Preservation <br /> (POLP),John Eilers states that a future road to the designated remainder should not be shown at this time <br /> because that parcel-is zoned Agriculture, and further, if access is provided, it should be further west to <br /> line up with Ione Street. There is some validity that if a road is ever constructed, it should line up with <br /> Ione Street to reduce intersection conflicts. However, this alternative would require the acquisition of an <br /> off-site right-of-way from the neighboring parcel to the west. Determining where the.access should be <br /> located, in the event the Designated Remainder is someday developed, is beyond the scope of these <br /> applications and cannot be resolved at this time. <br /> San Joaquin County MS-96-37, SA-96-84/Orlando <br /> Community Development Page 7 <br />
