LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum 10-foot-wide landscaped strip, respecting the ultimate right-of-way <br /> width of State Route 26, shall be installed across the frontage of the project site. <br /> g. FIREWALLS: Exterior walls less than 20 feet from a property line shall be constructed <br /> of one-hour fire resistive material. <br /> 2. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is$3,081.00 per <br /> 1,000 gross square feet of building designated as Retail Service in the Linden area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. Contact the Public Facilities <br /> Division of the Department of Public Works (209-4683055) for any alternate method of <br /> payment allowed for expansions/phasing. (Resolutions R-90-304, R-91-1025, R-93-167, <br /> R-94-174, and R-95-650) <br /> C. The Water Supply Facilities Impact Mitigation Fee will be required for this development. <br /> The fee is due and payable prior to issuance of the building permit. The fee currently is <br /> $333.00 per 1,000 gross square feet of building designated as Retail Service. The fee <br /> shall be automatically increased on January 1 of each year through the year 2005 at the <br /> rate of 7.66 percent. PUBLIC HEALTH SERVICES: (Staff Contact: Jeff Carruesco, 468-3438) <br /> a Submit three sets of food facility construction plans to the Environmental Health Division <br /> for review and approval prior to issuance of building permits. (California Health and <br /> Safety Code Section 27550) <br /> b. Submit four sets of detailed underground storage tank plans to the Environmental Health <br /> Division for review and approval prior to the beginning of construction. <br /> C. The car wash water shall either be sent through a self-contained water recycling system <br /> or plumbed into the Linden County Water District. <br /> 4. AIR POLLUTION CONTROL DISTRICT: (Staff Contact: Tracy Roemer, 545-7000) <br /> a. An Authority to Construct (ATC)and Permit to Operate(PTO)will be required for this type <br /> of use. The applicant is advised to contact the Permit Services Division to obtain <br /> appropriate approvals prior to construction. <br />
