(1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and (asphalt <br /> concrete) (chip seal) or Portland cement concrete to provide a durable, dust free <br /> surface. Bumper guards shall be provided when necessary to protect adjacent <br /> structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 69 parking spaces shall be provided, including 3 accessible <br /> spaces, one of which shall be van accessible. Accessible spaces shall be <br /> located as close as possible to the primary entrance (C.C.R., Title 24). (4.5 <br /> spaces are required for every 1,000 feet of building area, .5 spaces are required <br /> for every employee.) (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking <br /> spaces. (Development Title Section 9-1015.7) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be <br /> shown on the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for <br /> two-way aisles and sixteen (16)feet for one-way aisles, except that in no case <br /> shall driveways designated as fire department access be less than twenty (20) <br /> feet wide. (Development Title Section 9-1015.5[h][1]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, shall be installed across the <br /> frontage of the project site. (Development Title Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved <br /> outdoor storage areas, or other permanent facilities shall be landscaped. <br /> (Development Title Section 9-1020.7) <br /> (3) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (4) The parking area shall be landscaped as specified in Section 9-1020.5 of the <br /> Development Title. The parking area shall be provided with a minimum of five <br /> percent (5%) of landscaping within the perimeter of the parking area, not <br /> including landscaping along the street frontage. A minimum of six (6) trees shall <br /> be planted, evenly spaced throughout the parking lot. <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, <br /> shall be screened so as not to be visible from adjacent properties and public <br /> rights-of-way. Screening shall be six (6) to seven (7) feet in height. Outside <br /> storage is not permitted in front yards, street side yards, or in front of main <br /> buildings.
