CONDITIONS OF APPROVAL <br /> MS-92-78 <br /> Edward Marugliano <br /> Unless otherwise specified, all Conditions of Approval shall be complied with prior to the approval <br /> of the Parcel Map. The tentative map will expire two years from the approval date. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. A Joint Management Agreement between the homesite parcel and the remainder shall be <br /> executed between the owner-operator and the benefiting family member. A recorded <br /> copy of the executed agreement shall be submitted to the Development Services Division. <br /> b. The minimum parcel size is 10 acres, with a minimum lot width of 100 feet along the <br /> Irrevocable Offer of Dedication. <br /> 2, DEPARTMENT OF PUBLIC WORKS: <br /> a. A Parcel Map is required. (Planning Title Section 9-9112) <br /> b. The Water Supply Facilities Impact Mitigation Fee will be required when parcels are <br /> developed. The fee is due and payable at the time of building permit application. The <br /> fee currently is$1,069.00 per single-family dwelling unit. If no building permit is required, i <br /> the fee will be exempt. The fee shall be automatically increased on January 1 of each <br /> year at the rate of 6.9 percent. An additional 3.5 percent shall be added to the fee upon <br /> payment for processing and administering the program. (Resolution No. R-91-327) E <br /> C. All easements of record shall be shown on the Parcel Map. (Planning Title Section 9- <br /> 9184) <br /> d. The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee <br /> is due and payable at the time of building permit application. The fee currently is <br /> $2,181.00 per single-family dwelling unit in the Linden area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering Construction Cost Index <br /> as published by the Engineering News Record. (Resolution No.'s R-90-304 and R-91- <br /> 1025) <br /> e. The owner shall execute an Irrevocable Offer to Dedicate a 25-foot-wide right-of-way along <br /> the easterly property line of APN 091-340-14. A $200.00 fee currently is required for <br /> processing, per Planning Title Section 9-10502, in addition of a copy of the Grant Deed <br /> and a legal description of the parcel to be offered for dedication.
