CONDITIONS OF APPROVAL <br /> PA-03-133 <br /> DeYoung, et at <br /> Lot Line Adjustment Application No. PA-03-133 was , approved by the San Joaquin County <br /> Community Development Department on June 2,2003,which is the effective date of approval. <br /> Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> This approval will expire on December 1, 2004, which is 1$ months from the effective date of <br /> approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: John Funderburg,468-3160) <br /> a. APPROVAL:'The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> March 27, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment"shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. The proposed 25-foot-wide access easement in favor of Parcel 1, as shown on Site Plan dated <br /> March 27, 2003; shall be included in the legal descriptions created for Parcel 1 as part of the Notice <br /> of Lot Line Adjustment. <br /> d. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirement will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Community Development Department for a building permit: <br /> (1) Fire department access roads shall be in accordance with Section 902.2 of the California Fire <br /> Code and the standards adopted by the San Joaquin County Fire Chiefs Association. <br /> 2. DEPARTMENT OF PUBLIC WORKS (See the attached memo dated April 13, 2003.) <br />
