Information from the SJCBD and the SJCAO is as follows: SJCAO records indicate that residence 2(northern-most residence)was built circa 1922 and residence 1 (southern-most residence)was built in circa 1940.Both approximate residence build dates are prior to the SJCBD's permit issuing and record keeping (1946). The garage and dressing room structure immediate east of residence 1 was built in 1953;the pool,located immediately north of residence 1, was installed in 1953. In addition to the presence of residences, SJCAO and SJCBD records indicate the property was utilized for agriculture(e.g.,references to barns,poultry houses, cattle,etc.) since at least the 1940's ( 3 1 (beginning of record keeping)to present day. The walnut orchard located north of the site residences J and corral was planted in 1997 and the walnut orchards south of the residences and barn complexes was planted in 2000. Records indicate at least three subj ect property owners from the mid-1940s to present day.Mr.Maffei was the first property owner listed since the initiation of record keeping in the mid-1940s. Mr. Wagner purchased the property from Mr. Maffei in the early 1950s; Mr. Skobrak, current property owner, purchased the property in February 1978. None of the SJCBD or SJCAO records reviewed raise environmental concern. 5.0. PERSONAL INTERVIEW An AGE representative provided an ASTM Transaction Screen Questionnaire to Mr. Charles Skobrak,the property owner, for completion on 12 19 June 2008 regarding the historical usage and C3 features of the site. The following information,to the best of his knowledge, was provided: • Mr. Skobrak purchased the property in February 1978 from Mr. Wagner, who utilized the property as a cattle ranch. Mr. Wagner purchased the property in the early 1950s from Mr. Maffei who utilized the property as a sheep ranch. • Mr. Skobrak planted walnuts in the orchard north of the property residences in 1997 and planted walnuts in the orchard immediately north of East Highway 26 in 2000. • The property was served by private domestic and agricultural water wells and septic systems. • The walnut orchards are leased to Mr. Frank De Benedetti of F & FD Orchards.
