MIZUNO <br /> SA-91-28 <br /> Unless otherwise specified, the approved use shall not be <br /> established nor building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> 1. PUBLIC HEALTH SERVICES <br /> ORDINANCE REQUIREMENTS- <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. Construct an individual sewage disposal system under a permit <br /> and inspection by the Environmental Health Division at the <br /> time of development. <br /> b. Construct an individual domestic water well under a well <br /> permit and inspection by the Environmental Health Division at <br /> the time of development. <br /> C. Destroy the abandoned well(s) under permit and inspection by <br /> the Environmental Health Division at the time of development. <br /> 2 . DEPARTMENT OF PUBLIC WORKS <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> a. An Improvement Plan, showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the Department of <br /> Public Works for approval. Additional run-off shall be <br /> retained on-site, provisions shall be shown on the Improvement <br /> Plan. <br /> b. An encroachment permit shall be required for work within the <br /> County road right-of-way. <br /> C. The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of the <br /> building permit application. (The fee currently is $2 , 083 . 00 <br /> per single family dwelling unit in the Tracy area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br />
