CONDITIONS OF APPROVAL <br /> UP-89-3 <br /> JERRY & CURTIS KAUFMAN <br /> The following Conditions of Approval shall be met prior to ini- <br /> tiation of the use if no additional building permits are <br /> required : <br /> 1 . Plannina Division: <br /> a. Specific landscape and irrigation details for the planter <br /> and landscape areas shall be shown on the Improvement <br /> Plan. Any outdoor storage must be contained within an <br /> area screened by a solid six-foot-high fence . <br /> b . The truck-tractor/trailer parking use shall be limited to <br /> a maximum of 25 12-foot by 80-foot parking spaces . The <br /> per-shift employment shall be limited to not more than 15 <br /> employees . <br /> c . The applicant shall construct an on-site driveway loop <br /> improved with asphaltic concrete . The driveway loop spe- <br /> cification shall be included in the improvement plan. All <br /> truck-tractor/trailer parking shall be confined to a <br /> single designated area in the northwest portion of the <br /> site . The applicant shall provide landscaping across the <br /> east side of the site . The landscaping proposal shall be <br /> included in the improvement plan and shall include a pro- <br /> posal for irrigation and maintenance and landscaping. <br /> d. All truck and trailer equipment and parts shall be stored <br /> within the buiding enclosure . No outdoor storage of parts <br /> of materials shall be permitted. <br /> e . Any signage proposal shall be shown on the improvement <br /> plan and shall be subject to approval by the Planning <br /> Director . <br /> f . The area to be paved on-site shall be expanded to provide <br /> paved drive-through access on both sides of the main- <br /> tenance building. This expanded area shall be shown on <br /> the Improvement Plan. <br /> g. The current lease agreement will be revised to reflect a <br /> single parcel . Otherwise , a Minor Subdivision will be <br /> required. <br /> 2 . Department of Public Works : <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . Additional <br /> runoff shall be retained on-site and meet present drainage <br /> requirements . <br /> Conditions of Approval - 1 - (UP-89-3 ) <br />
