(2) A minimum of 27 parking spaces, as required for PA-0800266, shall be provided, including 2 <br /> accessible spaces (one of which shall be van accessible) Accessible spaces shall be located <br /> as close as possible to the primary entrance(C.C.R., Title 24) (2.5spaces are required for every <br /> 1,000 feet of building area) (Development Title Section 9-1015.3). No additional parking spaces <br /> are required with this permit <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (..16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20) feet wide. (Development Title Section 9- <br /> 1015 5[h][1]) <br /> g. NOISE: Noise levels at the property line shall be no greater than 65 dB Ldn. (Development Title <br /> Section 9-505.6(c) <br /> h. SCREENING: Screening shall be provided and comply with the following- <br /> (1) <br /> ollowing(1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6) to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][21) <br /> i. SIGNS: Sigri details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> j. TREE PRESERVATION: Future development on the parcel(s) shall be consistent with the <br /> requirements of the County's Tree Preservation Ordinance(Development Title Section 9-1505.2). <br /> k. RIPARIAN HABITAT: Parallel to the Mokelumne River, a natural open space area for riparian <br /> habitat and waterway protection shall be maintained to provide nesting and foraging habitat and the <br /> protection of waterway quality The minimum width of said open space shall be one-hundred (100) <br /> feet, measured from the mean high water level of the natural bank or fifty (50) feet back from the <br /> existing riparian habitat, whichever is greater. Water-dependent uses may be permitted in this <br /> buffer. <br /> (1) The mean high water level and the edge of the riparian habitat shall be shown on the Site Plan. <br /> The open space buffer required above shall be shown on the Site Plans with the following note: <br /> (2) Pursuant to Section 9-1510.5 of the San Joaquin County Development Title, this area is <br /> designated as a natural open space for riparian habitat and waterway protection. No <br /> development other than water dependent uses shall be permitted in this space. <br /> I. CULTURAL RESOURCES: If, in the course of development, concentrations of prehistoric or <br /> historic-period materials are encountered, all work in the vicinity of the find shall halt until an <br /> archaeologist can evaluate the materials and make recommendations for further action If human <br /> remains are encountered, all work shall halt in the vicinity and the County Coroner shall be notified <br /> immediately. At the same time, a qualified archaeologist shall be contacted to evaluate the finds. If <br /> Human burials are found to be of Native American origin, steps shall be taken pursuant to Section <br /> 15064.5(e) of Guidetines for California Enwronmental Quality Act. <br /> Conditions of Approval - 2 - PA-0900200 <br />
