Finding 2 ' <br /> The cancellation is not likely to result in the removal of adjacent lands from agricultural <br /> use; <br /> The 1.2-acre project area contains a residence, swimming pool, and driveway. No <br /> area would be taken out of agriculture. No other land would be needed for the bed <br /> and breakfast. Approval of the cancellation will not interfere with or alter the <br /> current uses on the subject parcel or on adjacent properties. Therefore, the <br /> cancellation is not likely to result in the removal of adjacent lands from <br /> agricultural use. <br /> Finding 3 <br /> The cancellation is for an alternative use which is consistent with the applicable <br /> provisions of the County General Plan; <br /> The underlying project is a Site Approval application for a bed and breakfast inn. <br /> The General Plan designation for the project area is General Agriculture (AIG) and <br /> the property is zoned General Agriculture, 40-acre minimum (AG-40). AG-40 is an <br /> implementing zone of the AIG designation. Abed and breakfast inn may be <br /> conditionally permitted in the AG-40 zone with an approved Site Approval. A bed <br /> and breakfast may only be approved if there is an existing residence. <br /> Finding 4 <br /> The cancellation will not result in discontiguous patterns of urban development; <br /> } <br /> The 1.2-acre cancellation is for the already existing residence, swimming pool, <br /> and entrance driveway. There must be an existing residence for a bed and <br /> breakfast inn to be approved. The bed and breakfast inn would continue to utilize j <br /> the existing ingress and egress circulation pattern without any disruption or <br /> interference with the existing seventeen (17) acres of agriculture. Adjacent to the <br /> residence is a winery that has been approved for wine tasting and marketing <br /> events for the promotion of wine and the wine industry. There are several. <br /> residences in the vicinity. The cancellation will not promote or result in the <br /> discontiguous pattern of urban development. <br /> Finding 5 <br /> There is no proximate noncontracted land which is both available and suitable for the <br /> use to which it is proposed the contracted land be put, or development of the contracted <br /> land would provide more contiguous patterns of urban development than development of <br /> proximate noncontracted land. <br /> 2 <br />
