The driveway approach shall be improved in accordance with the requirements of San Joaquin County <br /> Standards R-17 prior to issuance of the occupancy permit. (Development Title Section 9-1145.5) <br /> 3. The owner shall execute an Irrevocable Offer and Agreement to Dedicate Road to result in a twenty-five <br /> (25)foot wide right-of-way from the centerline of Bender Road to the property line across the parcel's <br /> frontage. (A$385.00 fee currently is required for processing per Development Title Table 9-240.2 in <br /> addition to a copy of the Grant Deed and a legal description of the parcel to be offered for dedication.) <br /> (The fee due will be based on the current fee schedule.) (Development Title Section 9-1150.5) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application. (The fee currently is $1,291.00 per 1,000 gross square foot of building <br /> designated as Service Commercial or$185.21 per daily trip-end generated in the Lodi area. The fee shall <br /> be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by <br /> the Engineering News Record.) (Resolutions 00433) <br /> 5. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 6. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 7. This area has been subject to historic flooding. Therefore,all new and substantially improved structures <br /> constructed on this parcel shall be elevated a minimum of 2-feet above the highest grade adjacent to the <br /> structure. <br /> 8. A San Joaquin County Watercourse Encroachment Permit shall be obtained for all work done on the Gill <br /> Creek.
