The Vierras Advertise the Hire of an"Exquisite Suite,"aka the 2005 Permit's"Caretaker Living Area" The Vieuas have advertised for hire"an exquisite suite for rent, before or after events." (See Attachment"A.") In reality,this"exquisite suite"is actually the"512 square foot caretaker living area" approved in the 2005 permit,also referred to therein as a"second dwelling unit', 4. The Vierras Advertise"Summer Concerts"in Their"Amphitheater" Further,the Vierras advertise such things as a"summer concert"series in the winery's "amphitheater." Artists of national renown are advertised to perform there. Concert series are not'accessory and subordinate to the primary agricultural use' of a winery,nor are they'compatible with the ambiance of an agricultural area and the production of wine' as County Code requires. 5. The Vierras Advertise They"Can Accommodate 200 Guests"with a Chef "From Italy" Perhaps most blatantly and flagrantly of all,the St.Jorge Winery,with a permit allowing a maximum of only 25 people,only four times a year,has advertised itself asking that people: "Please consider St.Jorge fineryfor your personal gatherings, weddings, birthdays, anniversary and meetings. We feature Lucia Cello from Italy as our chef. St. Jorge Winery can accommodate 200 guests." (Emphasis added.) An event in which a chef hired"from Italy"feeds"200 guests"at'personal gatherings, weddings, birthdays, anniversary and meetings,"etc.,is not an event which is 'accessory and subordinate to the primary agricultural use' of a winery,nor is it'compatible with the ambiance of an agricultural area and the production of wine' as County Code requires. 6. The St.Jorge Winery Business is Being Marketed as Providing Private Party and Public Entertainment Services,Not line Services All of the above--the numbers of people,the amphitheater music and the food prepared commercially in-house,the wide party-range of activities and other accommodations advertised, with"all the necessary attention to detail,"and most of all the'!full service event destination" marketing theme,show clearly that what the St.Jorge Winery offers are private party and public entertainment services,not wine services. This is not what they are permitted for,nor can they be under current San Joaquin County law. 10
