(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9)feet wide and twenty <br /> (20)feet long. (Development Title Section 9-1015.5[b]) Each compact stall shall be a minimum of <br /> 71/2 wide and 16 feet long. <br /> (4) The current parking lot meets this requirement. <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16)feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty (20)feet wide. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> (2) The current parking lot meets this requirement. <br /> g. SCREENING: Screening shall be provided and comply with the following: <br /> (1) Storage areas for trash shall be enclosed by a screen six (6)to eight(8)feet in height. <br /> (Development Title Section 9-1022.4[e][2][A]) No other outdoor storage is permitted. <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5)feet from <br /> any future right-of-way line, including any corner cut-off(snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> i. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division. <br /> (1) The proposed use will change the occupancy from S-2 occupancy to F-1 occupancy (U.B.C. <br /> Section 3405). The structure must be brought into compliance with all current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> (2) The Construction Site Plan shall indicate the following: <br /> A. Provide parking for the physically disabled. The space(s) shall be located as close as <br /> possible to the primary entrance (C.C.R., Title 24). <br /> B. Provide identification signs for the parking space(s) including the"tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> C. The slope of a parking space shall not exceed 1/4 inch per foot(C.C.R., Title 24). <br /> D. Provide one van parking space. <br /> E. Provide restrooms conforming with all disabled access requirements (C C.R., Title 24). <br /> F. Provide engineered plans for occupancy change, accessible restrooms and parking. <br /> 2.
