Arias APN : 205-190-18 <br /> INFORMATION : <br /> The site is not located within a Federal Flood Insurance <br /> Administration Designated Flood Hazard Area. <br /> Temple Creek Road has an existing right-of-way width of 40 feet, <br /> and a planned right-of-way width of 50 feet. <br /> ORDINANCE REQUIREMENTS : <br /> 1 . An Improvement Plan, showing drainage , driveway access <br /> details, on-site parking, existing and proposed utility <br /> services, and grading, shall be submitted to the Department <br /> of Public Works for approval . Storm drainage shall be <br /> retained on-site, provisions shall be shown on the <br /> Improvement Plan. <br /> 2 . Dedication to result in a 25-foot wide right-of-way from the <br /> centerline of Temple Creek Road to the property line shall be <br /> required across the frontage of APN 205-190-18 . <br /> 3 . The Traffic Impact Mitigation Fee will be required for this <br /> development. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $200. 51 <br /> per daily trip-end in the Escalon area. The number of daily <br /> trip-end generated shall be determined by the Trip Generation <br /> Manual as published by the Institute of Traffic Engineers. <br /> The fee shall be automatically adjusted annually by the <br /> Engineering Construction Cost Index as published by the <br /> Engineering News Record. ) <br />
