CONDITIONS OF APPROVAL <br /> PA-04-139 <br /> Weisz <br /> Minor Subdivision Application No. PA-04-139 was approved by the San Joaquin County Community <br /> Development Department on May 12, 2004. The effective date of approval is May 22, 2004. This <br /> tentative map approval will expire on May 22, 2007, which is three years from the effective date of <br /> approval, unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has <br /> been filed with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to approval of the Parcel Map. Those Conditions followed by a Section Number have been <br /> identified as Ordinance requirements pertinent to this application. Ordinance requirements cannot <br /> be modified, and other Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jose Rubianes, 953-7509) <br /> a. TENTATIVE MAP: The Parcel Map shall substantially conform with the approved Tentative Map <br /> dated March 19, 2004. <br /> b. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to this map: <br /> (1) All parcels shall have a minimum lot width of sixty (60) feet measured twenty (20) feet back from <br /> the front property line (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of six thousand (6,000) square feet. (Development Title <br /> Section 9-310.3) <br /> c. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit (Staff Contact: Steve Dalton, 468- <br /> 2229. <br /> (1) Fire flow and hydrants will be provided for the proposed project by use of Appendix III-A and III-B <br /> of the California Fire Code. <br /> (2) One fire hydrant must be installed at a location chosen by the Montezuma Fire District. <br /> 2. COUNTY COUNSEL <br /> a. HOLD HARMLESS PROVISION: Pursuant to Section 66474.9 of the Government Code, the <br /> subdivider shall defend, indemnify, and hold harmless the local agency or its agents, officers, and <br /> employees from any claim, action, or proceeding against the local agency or its agents, officers, or <br /> employees to attack, set aside, void, or annul an approval of the local agency, advisory agency, <br /> appeal board, or legislative body concerning a subdivision, which action is brought within the time <br /> provided for in Section 66499.37 of the Government Code. <br /> 3.
