TENTH STREET (APN 171-210-11) - PA-0400139 (MS) <br /> The City of Stockton Public Works Department has reviewed the subject application and offers <br /> the following comments: <br /> 1. Should the San Joaquin County require this development be served by City of Stockton <br /> Sewer lines and/or treatment facilities, and if the site's land use is consistent with the <br /> City's General Plan, the property owner shall be required to apply for a City of Stockton <br /> Outside Sewer connection and shall be required to annex to the City of Stockton, or sign <br /> a deferred annexation agreement if the property is not deemed contiguous to the City, <br /> and pay the applicable fees. Further, the owner/developer shall be responsible for all <br /> costs involved if required to extend the sewer main to serve this parcel, as needed, to <br /> meet City standards. This may include the extension of the sewer main across the <br /> entire frontage of the property. <br /> 2. The owner/developer should install full frontage improvements along the entire Tenth <br /> Street frontage as needed to provide a 60' right-of-way (30' half-section), within the <br /> limits of the project, including, but not limited to, curb, gutter, sidewalk, driveway <br /> installation, pavement widening and street lighting per City of Stockton standards prior to <br /> occupancy of any structures on this site. Should installation of these improvements <br /> prove not practical due to existing physical constraints, the owner/developer should <br /> enter into a Deferred Improvement Agreement whereby the owner/developer agrees to <br /> install the required improvements at such time as it is practical. <br /> 3. The owner/developer shall dedicate as needed, within the limits of the project,to provide <br /> a 50' right-of-way (25' half-section) along Ash Street. Further, full frontage <br /> improvements including, but not limited to, sidewalk, driveway installation and street <br /> "STOCKTON...CALIFORNIA'S SUNRISE SEAPORT” <br />
