(3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide and twenty (20)feet long. (Development Title Section 9-1015.5[b]) f. LOADING: One loading space shall be provided. Each space shall be a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one of the loading spaces as long as maneuvering areas for delivery vehicles are provided. (Development Title Section 9-1015.6) g. LIGHTING: Lighting shall be provided and comply with the following: (1) All off-street parking areas for projects where the parking area is used at night shall be provided with exterior lighting. (Development Title Section 9-1015.5[g]) (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the property lines shall be permitted except onto public thoroughfares, provided, however, that such light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) h. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, or other permanent facilities shall be landscaped. A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of Third Street, shall be installed across the frontage of the project site. The strip shall be continuous except where crossed by driveways and walkways. (Development Title Section 9-1020.8) i. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County Ordinance Code requirements will be applicable and shall be incorporated in the construction plans before submittal to the Community Development Department for a building permit: (1) Exterior walls less than twenty (20) feet from a property line shall be of one-hour, fire-resistive construction and shall include supporting columns. Openings will not be permitted less than five (5)feet and protected less than ten (10)feet at the north side. (2) Provide restrooms conforming to all disabled access requirements for men and women. (C.C.R., Title 24), and C.P.C. Table 4-1. (3) Provide parking for the physically disabled. The space shall be located as close as possible to the primary entrance (C.C.R., Title 24).
