PA-0300232 OF JOSEPH <br /> KONG ETAL (C/O DAVE INGRUM) <br /> The applicant has submitted the above referenced Site Approval Pre-Application to <br /> establish a cabinet shop and show room utilizing a proposed 3,479 square foot building. <br /> Cabinets are to be made within the proposed building and sold in the show room area. <br /> Cabinets are also to be installed on job sites throughout the area. The Use Types for <br /> the project are Construction Sales and Construction Services, Light. These uses may <br /> be conditionally permitted in the C-RS zone with an approved Site Approval. <br /> The parcel is located on the east side of Third Street, 80 feet north of State Route 12, <br /> Clements. <br /> The Community Development Department has reviewed the proposed Site Approval and <br /> offers the following comments: <br /> PARKING <br /> The parking requirement for Construction Services, Light is one (1) space per 1,000 <br /> square feet of building. The parking requirement for Construction Sales is four (4) <br /> spaces per 1,000 square feet of building and 0.67 space per employee. The Site Plan <br /> dated May 9, 2003 shows three (3) parking spaces and one (1) accessible space for the <br /> proposed 3,479 square foot building and three (3) employees. One truck loading space <br /> will also be required (Development Title Section 9-1015.6[a]). There is not one shown <br /> on the Site Plan. <br /> LANDSCAPING <br /> A ten (10) foot landscaping strip shall be required along the frontage of Third Street <br /> (Development Title Section 9-1020.5). No landscaping is shown on the Site Plan. <br /> NOTE: The pre-application is designed to inform prospective applicants of General Plan <br /> consistency, zoning consistency, public improvement requirements, preliminary design <br /> constraints and opportunities, and major environmental and safety issues.
