CONDITIONS OF APPROVAL <br /> JOHN & KATHLEEN VERNER <br /> MS-91-37 <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS <br /> Conditions of Approval : <br /> a . Requirements for construction of improvements shall be noticed <br /> by a statement on the Parcel Map. <br /> b. All easements of record shall be shown on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements cannot be modified. <br /> C. A Parcel Map is required. <br /> d. The Traffic Impact Mitigation Fee will be required for this <br /> subdivision. The fee is due and payable at the time of the <br /> building permit application. (the fee is $2 , 627 . 00 for each <br /> single family dwelling unit in the Stockton area. The fee <br /> shall be automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record) . <br /> e. Public water service shall be required. A "Will Serve" letter <br /> from California Water Service Company shall be provided. <br /> f. Public sanitary sewer service shall be required. A "Will <br /> Serve" letter from City of Stockton shall be provided. <br /> g. The frontage improvements for Thirteen street shall be <br /> constructed in conformance with the standards for one-half of <br /> a 50-foot right-of-way urban street. The construction of the <br /> frontage improvements will be deferred, upon execution by the <br /> owner of a Deferred Frontage Improvement Agreement, prior to <br /> approval of the Parcel Map. (A $250 . 00 fee currently is <br /> required for processing per Planning Title Section 9-10500 in <br /> addition to a copy of the Grant Deed and an estimate. The <br /> estimate shall be prepared by a Registered Civil Engineer with <br /> a typical section drawing on a form to be supplied by the <br /> Department of Public Works and submitted to the Department of <br /> Public Works for approval . As an option the Department of <br /> Public works will prepare the drawing with estimate for an <br /> additional fee of $100 . 00) . <br />
