Y <br /> Rick Griffin -2- <br /> Community Development Department <br /> PA-0900291 (UP) <br /> The developer shall deposit funds with the.County for all costs,as estimated by the Department of <br /> Public Works Transportation Planning Division,prior of Department of Public Works preparing or <br /> contracting for the required study. (Development Title Section 9-1150.4) <br /> Upon satisfaction of the above requirement,the following Conditions of Approval shall apply. Additional and/or <br /> revised Conditions of Approval may be necessary based upon the completed application. <br /> RECOMMENDATIONS: <br /> I. The site shall be designed to contain the storm water runoff on site and to prevent offsite sediment transport. <br /> Provide drainage facilities and meet the requirements of San Joaquin County Development Standards to <br /> prevent the increased runoff release rate of storm water from discharging onto other properties. Retention . <br /> basins shall be fenced with six(6)foot high chain link fence or equal when the maximum design depth is 18 <br /> inches or more. Required retention basin capacity shall be calculated by a registered civil engineer, licensed <br /> contractor or licensed architect prior to release of Building Permit. (Development Title Section 9-1135) <br /> 2. The Traffic Impact Mitigation Fee shall be required for each se of this development. The fee is due and <br /> payable at the time of each building permit application. T fe '11 be based on the current schedule at the <br /> time of payment. The fee shall be automatically adjusted�Ju y lo h year by the Engineering <br /> Construction Cost Index as published by the Engineering News Reco (Resolutions R-00-433) <br /> 3. The Regional Transportation Impact Fee shall be requir or each phase of this development. The fee is <br /> due and payable at the time of each building pe plicafi�n. The fee will be based on the current <br /> schedule at the time of payment. (Resolution R- - <br /> 4. A copy of the Final Site Plan shall ub t#e I pri to release of building permit_ <br /> 5. Verification shall be obtaine o Waste Division(468-3066)that this development has met the <br /> requirements of the Waste• Forma or evelopment Projects. Final Site Plan is required upon <br /> submittal of verification. <br /> 6. Dischargers whose projects disturb or more acres of soil or whose projects disturb less than 1 acre but are <br /> part of a larger common plan of development that in total disturbs 1 or more acres,are required to obtain <br /> coverage under the General Permit for Discharges of Storm Water Associated with Construction Activity <br /> (Construction General Permit, 99-08-DWQ). Construction activity subject to this permit includes clearing, <br /> grading and disturbances to the ground such as stockpiling, or excavation,but does not include regular <br /> maintenance activities performed to restore the original line,grade,or capacity of the facility. <br /> 7. Applicant shall file a Notice of Intent(NOI)with the State Water Resources Control Board(SW-RCB)to <br /> state the intent to comply with the State"General Permit for Storm Water Discharges Associated with <br /> Construction Activity". The Waste Discharge Identification Number(WDID)issued by SWRCB, shall be <br /> submitted to Public Works for our file. <br /> E <br />` 8. Applicant shall submit a Storm Water Pollution Prevention Plan(SWPPP)to Public Works for review.A <br /> SWPPP preparation guide is available at the Department of Public Works. A copy of the SWPPP shall be <br /> maintained o the construction site and presented to any County, State, or Federal employee on demand.The <br /> SWPPP on site shall include all required records,updates,test results and inspections. <br />
