The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is to expand an existing 3,330 square foot neighborhood religious <br /> assembly facility for 120 members. This project will be built in three phases over six years. Phase 1 <br /> (building permits issued within 18 months) to include construction of a 2,340 square foot addition to <br /> the existing assembly hall and 4,668 square foot attached patio cover. Phase 2 (building permits <br /> issued within 36 months) is the demolition of an existing single family dwelling, the construction of a <br /> 5,976 square foot dormitory building, and the construction of a 1,400 square foot storage building. <br /> Phase 3 (building permits issued within 72 months) is the construction of a 5,500 square foot temple <br /> (Use Type: Religious Assembly-Neighborhood) as shown on the revised site plan dated April 29, <br /> 2010. This new application will supersede PA-0600020. <br /> c. CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the Capital <br /> Facility Fee is applicable, the County shall collect the fees before the issuance of any building <br /> permits. (Development Title Section 9-1245.2) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete to provide a durable, <br /> dust free surface.
