This project will be built in three phases over six years. Phase One (building permits issued within 18 months) to include construction of a 2,340 square foot addition to the existing assembly hall and 4,668 square foot attached patio cover. Phase Two (building permits issued within 36 months) is the demolition of an existing single family dwelling, the construction of a 5,976 square foot dormitory building, and the construction of a 1,400 square foot storage building. Phase Three (building permits issued within 72 months) is the construction of a 5,500 square foot temple. This project is not under Williamson Act contract. The Property is zoned AG-40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General Agriculture). PROJECT LOCATION: The project site is located on the west side of N. Thornton Road, approximately 2,600 feet north of Eight Mile Road, north of Stockton (APN/Address: 055-200-03; 11241 N. Thornton Road, Stockton, CA) (Supervisorial District 4) ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study and proposed Negative Declaration are available at the Community Development Department. APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the Community Development Department no later than February 21, 2012. Comments or recommendations received after that date will not be used in staffs analysis and recommendation for this application. NOTE TO SURROUNDING PROPERTY OWNERS: The Planning Commission will hold a public hearing on this project. You will receive notice of the date, time, and place of the public hearing at a later date.
