PA-0600020.OF'SOMBON <br /> ATTHITHANO (APN: 055-200-03)(ADDRESS: 11:265 N:THQRNTON <br /> ROAD, STOCKTON) <br /> The project is a Use Permit application for Neighborhood Religious Assembly with. <br /> seating capacity for 80 people. The project involves the.construction-of a=1;'9507square—=---- --- <br /> foot assembly hall and the conversion of an existing 1,380 square foot workshop for <br /> church use. (Use type: Religious Assembly-Neighborhood). <br /> The"5.0 acre parcel is located on the west side of N. Thornton Road, 2,600 feet north of <br /> s Eight Mile Road, North of Stockton. The parcel has a General Plan designation of AIG <br /> (General Agriculture).and is zoned AG-40 (General Agriculture 40-acre minimum). <br />' The Community Development Department has reviewed the project and offers the <br /> following comments: <br />{ Existing Structure <br /> The Site Plan shows an existing 1,269 square foot single family residence a 1,380 <br /> square foot existing workshop and a 1,311 farm labor mobile home. The applicant <br /> intends to remove the existing farm labor mobile home and to that end, the applicant <br /> applied for a demo permit on August 8, 2005. The applicant is choosing to remove the <br /> farm labor mobile home for aesthetic reasons. <br /> Parking & Surfacing <br /> Development Title Section 9-1015.3 (Table 9-1015.3(b) states that the Use type: <br /> Religious Assembly-Neighborhood requires 0.33 parking spaces per seat. As a result, a <br /> minimum of 26 (26) parking spaces are required, including 2 accessible spaces, one of <br /> which shall be van accessible. All parking spaces, driveways and maneuvering areas- <br /> shall be surfaced and permanently maintained with asphalt concrete or Portland cement <br /> concrete to provide a durable dust free surface. Ingress and egress areas that connect <br /> to a paved road or highway shall also be surfaced and permanently maintained with <br /> asphalt concrete or Portland cement concrete (Development Title Section 9-1015.5(e). <br /> 1 <br />
