FT. AND HAVING A SEATING CAPACITY OF 80
PEOPLE - 11265 N. TH RNT N ROAD APN 055-200-03) PA- P
The City of Stockton Public Works Department has reviewed the subject application and offers the
following comments:
1 . The owner/developer should dedicate right-of-way as needed, within the limits of the project,
to provide a 120' roadway (60' half-section) on Thornton Road. Frontage improvements
including but not limited to curb, gutter, sidewalk, driveway installation, pavement widening
and street lighting should be installed prior to occupancy of any buildings/structures on this
site_ Should installation of these improvements prove not practical due to existing physical
constraints, the owner/developer should enter into a recorded Deferred Improvement
Agreement whereby the owner/developer agrees to install the required improvements at such
time as it is practical.
2. The existing driveway should be widened to accommodate two-way traffic (25' minimum).
Further, said driveway should be paved to prevent the tracking of dirt and debris onto
Thornton Road.
3. A!! off-site improvements shall conform to City of Stockton Standard P!ans and
Specifications.
We appreciate the opportunity to comment on this application.
JAMES B.
