Kettleman Lane 310 Sun West Place Suite A <br /> Lodi, CA 95242-4316 Manteca, CA 95337 <br /> PROJECT DESCRIPTION: A Use Permit application to construct a winery and olive mill facility in two phases over five years. <br /> The proposed winery will have twelve marketing events per year with a maximum attendance of 125 people per marketing <br /> event. No amplified music is proposed at the marketing events. Phase 1 includes the construction of a 8,500 square foot <br /> multipurpose building to include a wine tasting room, bottling and crushing facility, commercial kitchen, and olive mill and <br /> grape crushing facility and an 800 square foot crushing pad. Phase 2 includes the construction of a 1,500 square foot storage <br /> building. (Use Type: Wineries and Wine Cellars, Winery-Medium). A sign modification is also being requested pursuant to <br /> Development Title Section 9-1710.40) to modify the maximum permitted square footage per sign face for two signs. The <br /> property is zoned AG40 (General Agriculture, 40-acre minimum) and the General Plan designation is A/G (General <br /> Agriculture). PROJECT LOCATION: The project site is located at the southeast corner of Kingdon Road and Thornton <br /> Road, Lodi. (APN/Address: 055-140-12 &055-150-07; 13950 N. Thornton Road, Lodi) (Supervisorial District 4) <br /> ENVIRONMENTAL DETERMINATION: A Negative Declaration is being proposed for adoption. Copies of the Initial Study <br /> and proposed Negative Declaration are available at the Community Development Department. <br /> APPLICATION REVIEW: If you have any recommendations or comments on this project, please submit them to the <br /> Community Development Department no later than October 23, 2013.
