SA-92-12 OF AMADOR <br /> CORPORATION (C/O FOODMARER, INC) <br /> ----------------------------------------------------------------- <br /> The proposal is to construct a fast food restaurant with 84 seats <br /> on a portion of Lot 1 of the unrecorded Saddle City subdivision <br /> (SU-87-17) . <br /> The Development Services Division has reviewed the above pre- <br /> application and offers the following comments: <br /> General Plan and Zoning: <br /> The General Plan designation for this site is Highway Service and <br /> the zone is H-S (Highway Service) . If and when public water, <br /> sewer and drainage become available, the proposed use will be <br /> permitted with a Development Plan. Currently, public water, <br /> sewer and drainage are not available and the proposed use may be <br /> conditionally permitted with an approved Site Approval <br /> application. <br /> Tentative Conditions: <br /> The following two conditions apply to Major Subdivision <br /> Application No. SU-87-17 and would apply to this application: <br /> la. The first development proposed in this subdivision will <br /> be required to submit a coordinated landscape plan for <br /> the entire subdivision. This landscape plan should <br /> include planter areas along all internal and exterior <br /> roads as well as within or adjacent to any shared <br /> parking facilities. Buffer type plantings should also <br /> be shown between parcels as appropriate. As each <br /> parcel is developed, individual developments will be <br /> responsible for installing the landscaping and <br /> irrigation in accordance with this plan. Amendments to <br /> the master landscape plan may be considered at the time <br /> of individual development proposals.
