The proposed <br /> project would be constructed on approximately 11.68 acres and would include 24 fueling stations, along <br /> with a 7,700 square-foot convenient store with attached 3,000 square-foot fast-food restaurants.The EIR <br /> prepared for the project, analyzed four alternative project concepts assuming the site would be partially <br /> developed with different uses other than the proposed travel center. Alternative 1, the no project <br /> alternative, includes certain land uses that are `allowed by right' under the CF-S zoning, covering 0.25 <br /> acres of land, with the remaining 11.43 acres left undeveloped. Alternative 2 includes development of a <br /> travel stop half the size of the proposed project covering approximately 5.84 acres of land, with the <br /> remaining 5.84 acres left undeveloped Alternative 3 includes a gas station with 12 fuel dispensing pumps <br /> and a convenience store, covering only 1.25 acres of land with the remaining 10.43 acres left <br /> undeveloped. Alternative 4 includes a small grocery store (7,700 square feet) and fast-food restaurant <br /> (3,000 square feet) uses, covering only 0.98 acres of land with the remaining 10.70 acres left <br /> undeveloped. <br /> REMAINING UNDEVELOPED AREA CALCULATIONS <br /> As identified in the previous section, the EIR alternatives analysis assumes only partial development of <br /> the proposed project site. Full development of the project site assuming similar uses as considered in the <br /> EIR alternatives analysis would yield significantly different trip generation as compared with the trip <br /> generation assumed in the EIR.
