e. LOADING: One (1) loading space shall be provided. This space shall be a minimum of 25 feet in <br /> length and 15 feet in width and shall have a minimum height clearance of 14 feet. On-site driveways <br /> and maneuvering areas may be used in lieu of the loading spaces as long as maneuvering areas for <br /> delivery vehicles are provided.(Development Title Section 9-1015.6) <br /> f. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Adequate maneuvering and parking areas of automobiles and trucks shall be located on the site <br /> of the truck wash. <br /> g. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> h. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> Thornton Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (3) The parking area shall be landscaped as specified in Section 9-1020.5 of the Development Title. <br /> The parking area shall be provided with a minimum of five percent(5%)of landscaping within the <br /> perimeter of the parking area, not including landscaping along the street frontage. Six (6) trees <br /> shall be planted and evenly spaced throughout the parking lot. (Development Title Section 9- <br /> 1025.5) <br /> i. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be screened <br /> �i <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings.(Development Title Section 1022.4[d][2]) <br /> j. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> k. UNIFORM FIRE CODE: The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit: <br /> i <br /> (1) Fire flow and hydrants will be provided for the proposed project by the use of Appendix III-A and <br /> III-B of the California Fire Code. <br /> Conditions of Approval -2 - SA-01-69 <br />
