The frontage improvements for Thornton Road shall be constructed in <br /> conformance with the standards for one-half of an eighty-four(84)-foot right-of-way and <br /> in conformance with the Thornton Road Specific Plan. Thornton Road shall consist of two twelve <br /> foot lanes and a four foot paved shoulder with curb and gutter. <br /> 5. The construction of the Sidewalk improvements will be deferred upon execution by the owner of a <br /> Deferred Frontage and Roadway Improvement Agreement or a Secured Deferred Frontage and <br /> Roadway Improvement Agreement with a deposit equivalent to their estimated construction costs <br /> prior to approval of the Improvement Plan. (A$325.00 fee currently is required for processing per <br /> Development Title Table 9-240.2 in addition to a copy of the Grant Deed and an estimate for the <br /> required frontage improvements. The estimate shall be prepared by a Registered Civil Engineer <br /> with a typical section drawing on a form to be supplied by the Department option, the Department of <br /> Public Works will prepare the drawing and estimate for an additional fee of 140.00.) (The fee due <br /> will be based on the current fee schedule.) <br /> (Development Title Section 9-1150.2) <br /> 6. The Traffic Impact Mitigation Fee may be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $ 164.60 per additional daily <br /> trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on or <br /> after April 23, 1990.) (Resolutions 00-433) <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 8. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> 9. The development is within County Service Area No. 31 for water, sewer, storm drainage, and <br /> lighting. A Sensus brand water meter with back-flow prevention shall be installed prior of final <br /> occupancy. The water meter shall be inspected by the Department of Public Works <br /> 10.
