SA-01-69 OF HIGHWAY 12 INVESTORS (C/O BLUE BEACON) (APN: 025-130-54,57, & 64) (15535 N. THORNTON ROAD, LODI) The applicant is proposing to establish a truck wash facility on a 3.11-acre parcel. This will include the construction of one building with three 3,110 square foot wash bays and one 1 ,854-sq. ft. building used for a lobby and office. (Use Type: Truck Sales & Services-Cleaning). The site is located on the west side of the realigned Thornton Road, 1,200 feet north of State Route 12, west of Lodi. The parcel has a General Plan designation of C/FS (Commercial-Freeway Service) and is zoned C-FS (Commercial-Freeway Service). On August 28, 2001 the San Joaquin County Board of Supervisors approved Text Amendment Application No. TA-01-4 to permit the Truck Sales & Services-Cleaning use type in the C-FS zone with an approved Site Approval application. The 3.11 acre parcel is a result of Minor Subdivision Application No. MS-01-25 recently approved on August 30, 2001. According to the Department of Public Works, the first draft of the final map shall be reviewed within the next two (2) to three (3) weeks. The building permits for the truck bay project may be submitted for "plan check only" prior to the recordation of the final map. Once the final map is recorded, the building permits may be issued. The Department of Transportation is requesting information regarding AM and PM peak hour volumes at State Route 12 and Thornton Road. This information must be provided to and reviewed by the Department of Transportation prior to approval of the project.
