(2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> f. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six(6)to seven (7) feet in height shall be erected along the north and east <br /> property line of the project site. The masonry wall along the east property line shall be reduced <br /> to three feet in height 20 feet from the property line. (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7)feet in height. Outside storage is not permitted in front yards, street side yards, or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> g. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title and be <br /> included on the Site Plan. All portions of any sign shall be set back a minimum of five (5) feet from <br /> any future right-of-way line, including any corner cut-off (snipe). (Development Title Section 9- <br /> 1710.2[g]) <br /> h. LOT LINE ADJUSTMENT: Lot Line Adjustment NO. PA-0300582 shall be completed prior to <br /> issuance of building permits. <br /> i. EASEMENT: A private easement for access across Parcel 1 to Parcel 2 as shown on Lot Line <br /> Adjustment PA-0300582 shall be recorded. <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) A minimum ten (10) foot wide landscaped strip, respecting the ultimate right-of-way width of <br /> West Thornton Road, shall be installed across the frontage of the project site. (Development Title <br /> Section 9-1020.7) <br /> (2) All areas not used for buildings, parking, driveways, walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. (Development Title Section 9-1020.7) <br /> (3) A five foot planting strip is required in the parking lot along the north property line. (Development <br /> Title Section 9-1020.5[e]) <br /> k. SETBACKS: The following setbacks shall be required: <br /> (1) All structures shall be setback 20 feet from the north and east property lines. <br /> I. UNIFORM FIRE CODE The following Uniform Fire Code and San Joaquin County Ordinance Code <br /> requirements will be applicable and shall be incorporated in the construction plans before submittal <br /> to the Community Development Department for a building permit. <br /> (1) A complete review at building permit submittal will require compliance with applicable codes and <br /> ordinances. <br /> (2) Fire flow and hydrants will be provided for the proposed project by the use of: <br /> A.
