Dedication to result in a forty-two (42) foot wide right-of-way from the centerline of West <br /> Thornton Road to the property line shall be required across the frontage of the project parcel <br /> APN: 001-200-01. The frontage improvements for West Thornton Road and Thornton Road shall be constructed in <br /> confornlance with the standards for one-half of an 84-foot right-of-way Minor Arterial street. <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application. (The fee currently is $164.86 per daily trip-end <br /> generated in the Thornton area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record.) <br /> (Resolutions 00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is <br /> required upon submittal of verification. <br /> 8. All new structures or substantial improvements shall be elevated a minimum of one (1) foot above <br /> the 100-year flood elevation of 10 feet NGVD or dry flood proofing to the same elevation may be <br /> allowed. The approximate existing elevation is 6'. A civil engineer or land surveyor shall verify <br /> conformance with FEMA requirements, on a flood elevation certificate. <br /> 5. An engineering study shall be prepared to determine if the storm drainage system is adequate to <br /> accept drainage from this site,prior to approval of this application. <br /> 6. A State National Pollutant Discharge Elimination System(NPDES) Construction Permit Notice <br /> of Intent(NOI)shall be filed with the State Water Resources Control Board if over one(1) acre <br /> of total ground is disturbed. <br /> NOTE: Project lies within CSA 12.
