An encroachment permit shall be required for work within road right-of-way. <br /> (Development Title Sections 9-1145.4 and 9-1145.5) <br /> 2. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standards CW-C11 or CW-C-12 prior to issuance of the occupancy <br /> permit. (Development Title Section 9-1145.5) <br /> 3. Dedication to result in a forty-two (42) foot wide right-of-way from the centerline of <br /> West Thornton Road to the property line shall be required across the frontage of the <br /> project parcels 001-200-24, 23, 22, 21, and 20. <br /> (Development Title Section 9-1150.5) <br /> 4. The frontage improvements for West Thornton Road shall be constructed in conformance <br /> with the standards for one-half of an 84-foot right-of-way Minor Arterial. <br /> (Development Title Section 9-1150.2) <br /> 5. The Traffic Impact Mitigation Fee may be required for this development. The fee is due n <br /> and payable at the time of building permit application. (The fee currently is $164.86 per / <br /> daily trip-end generated in the Thornton area. The fee shall be automatically adjuste o <br /> July 1 of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record.) (Resolutions 00-433) <br /> 6. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 7. Verification shall be obtained from the Solid Waste Division (468-3066)that this <br /> development has met the requirements of the Waste Plan Format for Development <br /> Projects. Final Site Plan is required upon submittal of verification. <br /> 8. A Traffic Study is required prior to approval of this development due to potential traffic <br /> generated by the proposed development. The Developer shall pay all cost incurred by the <br /> County related to said study. Any mitigation required by the traffic study shall be <br /> provided by the applicant. <br /> 9. All new structures or substantial improvements shall be elevated a minimum of one (1) <br /> foot above the 100-year flood elevation of 10 feet NGVD or dry flood proofing to the <br /> same elevation may be allowed. The approximate existing elevation is 6'. A civil <br /> engineer or land surveyor shall verify conformance with FIMA requirements, on a flood <br /> elevation certificate. <br /> 10. CSA 12 shall be expanded prior to the approval of the Building Permit, to provide for the <br /> operation, maintenance, and improvement of water system facilities. The applicant shall <br /> be responsible for all annexation and connection fees. These fees are due and payable to <br /> the Department of Public Works prior to the release of the Building Permit. <br /> (Development Title Section 9-1100.5) <br />
