REVISED CONDITIONS OF APPROVAL <br /> PA-0200247 <br /> Singh <br /> Revisions of Approved Actions for Site Approval Application No. PA-0200247 was approved by the <br /> San Joaquin County Community Development Department on March 24, 2008. The effective date of <br /> approval is December 13, 2002. This approval will expire on June 13, 2004, which is 18 months from <br /> the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all <br /> necessary building permits have been secured and remain in force, and (3) all necessary permits <br /> from other agencies have been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Patrick Crosby, 468-8597) <br /> a. APPROVED USE: This approval is for a mini-mart gas station and fast food restaurant in two <br /> phases. Phase one shall be completed within 18 months. Phase two shall be completed within five <br /> eight years. (Use Types: Gasoline Sales, Combination. Eating Establishment, Convenience.) <br /> (1) Phase one shall include a 3,088 sq. ft. mini-market and a 3,649 sq. ft. canopy area. <br /> (2) Phase two will consist of a 2,500 sq. ft. fast food restaurant. <br /> b. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage, driveway access details including gates, on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> c. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 28 parking spaces shall be provided for both phases of the project, including two <br /> accessible spaces, one of which shall be van accessible. Accessible spaces shall be located as <br /> close as possible to the primary entrance (C.C.R., Title 24). Fourteen spaces shall be provided <br /> for phase one (four spaces are required for every 1,000 feet of building area. 0.5 spaces are <br /> required for every employee.), and fourteen spaces shall be provided for phase two (five spaces <br /> are required for every 1,000 feet of building area. 0.5 spaces are required for every employee.). <br /> (Development Title Section 9-1015.3) <br /> (3) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> Revised Conditions of Approval - 1 - PA-0200247 <br />
