I - <br /> CONDITIONS OF APPROVAL <br /> PA-03-154 <br /> Calibo <br /> Lot Line Adjustment Application No. PA-03-154 was approved by the San Joaquin County <br /> Community Development Department on May 9, 2003,which is the effective date of approval. <br /> s Unless otherwise specified, all Ordinance requirements shall be complied with prior to approval of a <br /> Notice of Lot Line Adjustment. <br /> # This approval will expire on November 7, 2004, which is 18 months from the effective date of <br /> k " approval, unless a Notice of Lot Line Adjustment has been filed with and accepted by the County <br /> Surveyor. <br /> j 1. APPROVAL: The Lot Line Adjustment recorded shall substantially conform to the Site Plan dated <br /> April 9, 2003. <br /> b. NOTICE OF LOT LINE ADJUSTMENT: A"Notice of Lot Line Adjustment' shall be recorded prior to <br /> conveyance of property through deeds by the owner. Legal descriptions of the lands to be <br /> exchanged shall be submitted to the Surveyor's Division for review and forwarding to the Community <br /> Development Department. The legal descriptions shall be prepared, stamped, and signed by a <br /> i Registered Civil Engineer, qualified to practice Land Surveying per Section 8731 of the Land <br /> �. Surveyors'Act, or a Licensed Land Surveyor. (Development Title Section 9-872.4) <br /> c. MINIMUM LOT WIDTH: Parcel 2 shall meet the minimum lot width of 330 feet for the AU zone. <br /> (Development Title Table 9-610.2) <br /> d. DEPTH-TO-WIDTH RATIO: The depth-to-width ration for Parcel 1 must be maintained at a 4:1 ratio. <br /> Thus, the width of Parcel 1 shall be no less than 183.5 feet. (Development Title Table 9-610.2) <br /> e. NON-BUILDABLE PARCEL: Parcel 2 is non-buildable until a Private Right-of-Way application is <br /> . applied for and granted by the Community Development Department.
