All driveway approaches shall be improved in accordance with the requirements of San Joaquin County Standards Drawing No. R-17 prior to issuance of the occupancy permit for each phase of the project. (Development Title Section 9-1145.5) 3. The site shall be designed to contain the storm water runoff on site and to prevent offsite sediment transport. Provide drainage facilities and meet the requirements of San Joaquin County Development Standards to prevent the increased runoff release rate of storm water from discharging onto other properties. Retention basins shall be fenced with six(6)foot high chain link fence or equal when the maximum design depth is 18 inches or more. Required retention basin capacity shall be calculated by a registered civil engineer, licensed contractor or licensed architect prior to release of Building Permit. (Development Title Section 9-11.35) 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the time of building permit application for each phase of the project. The fee will be based on the current schedule at the time of payment. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction-Cost Index as published by the Engineering News Record. (Resolutions R-00- 433) S. The Regional Transportation Impact Fee shall be required for this development. The fee is due and payable at the time of building permit application for each phase of the project. The fee will be based on the current schedule at the time of payment. (Resolution R-06-3 8) 6. All new and/or substantially-improved structures for each phase of the project shall meet the requirements for'construction in Special Flood Hazard areas that are in effect at the time of building permit issuance as specified in the Development Title Section 9-1605 prior to issuance of building permit for each phase of the project. The Flood Management Divisipn of the Department of Public Works shall be contacted for these requirements(209-468-7612). 7. A copy of the Final Site Plan shall be submitted prior to release of building permit for each phase of the project. 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon submittal of verification for each phase of the project. 9. The proposed project disturbs less than one(1)acre of ground and is not part of a Iarger plan of common development. The proposed project shall follow the practices in the County"Small Site Storm Water Management Plan. Informational Notes: (i.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes. Best Management Practices(BMP)guidelines for stormwater devices, ponds and wetlands are available. (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9,Chapter 9-1605) and all requirements of the State of California(CCR Title 23)that are in force at the time of permit
