All driveway approaches shall be improved in accordance with the requirements of San Joaquin County <br /> Standards Drawing No. R-17 prior to issuance of the occupancy permit for each phase of the project. <br /> (Development Title Section 9-1145.5) <br /> 3. The site shall be designed to contain the storm water runoff on site and to prevent offsite sediment transport. <br /> Provide drainage facilities and meet the requirements of San Joaquin County Development Standards to <br /> prevent the increased runoff release rate of storm water from discharging onto other properties. Retention <br /> basins shall be fenced with six(6)foot high chain link fence or equal when the maximum design depth is 18 <br /> inches or more. Required retention basin capacity shall be calculated by a registered civil engineer, licensed <br /> contractor or licensed architect prior to release of Building Permit. (Development Title Section 9-11.35) <br /> 4. The Traffic Impact Mitigation Fee shall be required for this development. The fee is due and payable at the <br /> time of building permit application for each phase of the project. The fee will be based on the current <br /> schedule at the time of payment. The fee shall be automatically adjusted July 1 of each year by the <br /> Engineering Construction-Cost Index as published by the Engineering News Record. (Resolutions R-00- <br /> 433) <br /> S. The Regional Transportation Impact Fee shall be required for this development. The fee is due and <br /> payable at the time of building permit application for each phase of the project. The fee will be based on the <br /> current schedule at the time of payment. (Resolution R-06-3 8) <br /> 6. All new and/or substantially-improved structures for each phase of the project shall meet the requirements <br /> for'construction in Special Flood Hazard areas that are in effect at the time of building permit issuance as <br /> specified in the Development Title Section 9-1605 prior to issuance of building permit for each phase of the <br /> project. The Flood Management Divisipn of the Department of Public Works shall be contacted for these <br /> requirements(209-468-7612). <br /> 7. A copy of the Final Site Plan shall be submitted prior to release of building permit for each phase of the <br /> project. <br /> 8. Verification shall be obtained from the Solid Waste Division(468-3066)that this development has met the <br /> requirements of the Waste Plan Format for Development Projects. Final Site Plan is required upon <br /> submittal of verification for each phase of the project. <br /> 9. The proposed project disturbs less than one(1)acre of ground and is not part of a Iarger plan of common <br /> development. The proposed project shall follow the practices in the County"Small Site Storm Water <br /> Management Plan. <br /> Informational Notes: <br /> (i.) This property is subject to the requirements of San Joaquin County Mosquito&Vector Control District <br /> (209-982-4675)and the California Health and Safety Code for the prevention of mosquitoes. Best <br /> Management Practices(BMP)guidelines for stormwater devices, ponds and wetlands are available. <br /> (ii.) All future building permits for projects located within a Special Flood Hazard Area at the time of permit <br /> issuance shall meet the San Joaquin County flood hazard reduction requirements(Title 9,Chapter 9-1605) <br /> and all requirements of the State of California(CCR Title 23)that are in force at the time of permit <br />
