k" KLE1 N FELDER
File No. 20-3704-01 RECEIVED
March 18, 1993 MAR 2 3 1993
Marta Lima ENVIRONMENTAL. HEALTH
20655 Tinnin Road PERMIT/SERVICES
Manteca, CA 95336
Subject: SEPTIC SYSTEM SUITABILITY STUDY
PROPOSED LIMA PROPERTY PARCEL SPLIT
MANTECA, CALIFORNIA
MS-92-141
Dear Ms. Lima:
Presented in this report are the results of our septic system suitability study performed for the
proposed parcel split of the Lima property. The property is located west of Tinnin Road
between Woodward and Sedan Roads, south of Manteca in San Joaquin County, California. A
plot plan and vicinity map showing the approximate location of the property are presented on
Plate I of this report.
A preliminary plan provided to our firm indicates than an approximate 10-acre parcel will be
split off of the approximate 39-acre property. The plan indicates that a house with associated
outbuildings, a well, and a septic system are located on the proposed 10-acre parcel and we have
assumed that they will remain. We have also assumed that any construction on the proposed
"Designated Remainder" parcel will be limited to one single-family residence with one septic
system. Additional details of the proposed project are not known to our firm at this time.
This report is to satisfy San Joaquin County requirements as described in Ordinance No. 3323,
Division 10, Chapter 2, Section 9-10100, Item C. Our scope of services was outlined in our
proposal dated September 3, 1992. Our services were initiated based on your written
authorization of March 2, 1993. The items listed under Item C of the above ordinance are listed
below, along with our responses.
ITEMS C-1 AND C4:
"The intensity and extent of the existing and the proposed development on septic tanks within
and around the area;" (C-1). "The history of past uses in the project area to assess potential
problems;" (C-3):
Reference is made to Plate I of this report which shows the location of the Lima
property. At the time of our field explorations, the majority of the property contained
an almond orchard. The surrounding area contains predominately orchards with several
small residential lots and pasture areas.
Copyright 1993 KLeinfelder, Inc.
