Parcel One and Parcel Two to contain 47.63 acres each; located on the southeast <br /> corner of Tobacco Road and Duncan Road,Linden. (Supervisorial District 4) <br /> PROPERTY OWNER: Jennings Farm,LP APPLICANT: Kevin Sanguinetti <br /> PROPERTY ADDRESS: 18660 Tobacco Road,Linden APN: 105-140-18 <br /> INFORMATION: <br /> The site is not currently located within a Federal Emergency Management Agency Designated Flood Hazard <br /> Area. <br /> Tobacco Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> Duncan Road has an existing right-of-way width of 40 feet and a planned right-of-way width of 50 feet. <br /> The Traffic Impact Mitigation Fee shall be required when parcels are developed. The fee is due and payable at <br /> the time of building permit application. <br /> The Regional Transportation Impact Fee will be required when parcels are developed. The fee is due and payable <br /> at the time of building permit application. <br /> The Water Supply Facilities Impact Mitigation Fee shall be required when parcels are developed. The fee is due <br /> and payable at the time of building permit application. <br /> RECOMMENDATIONS: <br /> 1. The Parcel Map requirement is waived. A Certificate of Compliance is required.
