1 <br /> 1.0 INTRODUCTION AND PROPOSED DEVELOPMENT: <br /> ' 1.1 Description of site: The project consists of one legal parcel. The subject Assessor's / 1 <br /> Parcel Number is 105-140-18. The project is an agricultural community. The parcel is zoned AG-40. <br /> ' 1.2 Description of Proposed Development: It is proposed to create two parcels from the existing <br /> parcel. Each parcel will be 47.6 acres. In accordance with the San Joaquin County Development Title, <br /> this Surface and Subsurface Contamination Report (SSCR) is being submitted for approval. This report C L/ <br /> ' will investigate the property for visual or historical environmental contamination based on field <br /> observation, interviews with the owner, and County records. (This SSCR includes no chemical <br /> analysis). <br /> ' 1.3 Parcel location map: (See Appendix for Tentative Map with Vicinity Map and APN page). 6.72) <br /> ' 1.4 Site Map: (See Appendix for Tentative Map). <br /> ' 2.0 PAST, PRESENT, AND PROPOSED FUTURE USES OF THIS SITE: <br /> 2.1 Discussion of Past, Present, and Proposed Future Uses: The primary source of information of <br /> ' the historic use of this property is testimony from one of the owners, Brett Lagorio. Mr. Lagorio was <br /> interviewed in February, 2017. The ownership group has owned the subject parcel for more than 10 <br /> years. The land use has not changed significantly under their ownership. It has always been used for <br /> agricultural purposes. <br /> L2, I <br /> Presently the property is used for agricultural purposes. It is an orchard and also has a walnut hulling <br /> operation. The surrounding properties area also used for agricultural purposes. <br /> 3.0 IDENTIFICATION OF ALL PAST AND CURRENT SOURCES OF <br /> CONTAMINATION: <br /> 3.1 Methods used to research: Methods used to research this parcel were records researched at the <br /> San Joaquin County Agriculture Commissioners office on February 1,2017 (see appendix for results). <br /> An onsite survey performed on February 4, 2017 by Joe Murphy of Dillon &Murphy. The San Joaquin <br /> ' County Environmental Health Department's underground storage tank mitigation database list did not <br /> yield any concerns. A search of underground storage tank program facilities yielded no findings in <br /> subject parcel area. <br /> 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site: Past on-site potentials for contaminations are low. The <br /> ' property has been used for agricultural purposes for more than 10 years. Historically there have been <br /> no underground storage tanks. The owner has no knowledge of improper above ground storage of <br /> chemicals on the subject parcel. <br /> 1 <br />
