SITE LOCATION: <br /> 1. The site is located at 10900 E. Tokay Colony Road, Lodi, CA. The northwest corner of the <br /> i site begins approximately 281'east of State Route 88. It is located on the south side of the <br /> county road. <br /> r ' PROPOSED SUBDIVISION <br /> F The Tentative Parcel Map shows two Iots total. The area is zoned for 5 acre minimum. Access <br /> for both lots is Tokay Colony Road, <br /> SITE DESCRIPTION: <br /> f� Parcel 1 is fully developed for residential occupancy. The residence is rented. The property <br /> title was transferred to Gerald E. & M. G. McDonald in 1977" Mr. Gartrell purchased the <br /> 1 propcerty on Jan. 31, 2002.=cture, <br /> irrigation well exists on Parcel 2. No structures are on Parcel 2. <br /> Parcel 1 has a garage type dog kennels, a shed and a barn in poor condition, see photo <br /> "D". The subdivision creating 13 lots is recorded as Jory Tract No. 1. Lots 8 & 9 further to the <br /> east, appear to be the only lots in the Williamson Act. <br /> FIELD REVIEW <br /> E' <br /> The site was visited on Dec. 30, 2002. No industrial/manufacturing activity , other than <br /> farming, was observed in the e proxunity of the site. Rain, heavy at times,occurred during the week <br /> prior to the visit. No water was standing in the pasture or in the existing irrigation ditches. A few <br /> spots such as shown in photo"F",contained standing water. The irrigation well is shown on <br /> « g <br /> ,I photo E and the domestic well on photo "C". A pile of carpet remnants exists near the barn and <br /> d is to be removed by the renter, who installs carpets. One plastic bag contained a white powder <br /> was in the barn. It appears to be lime and is to be removed by the owner. It is probable the barn is <br /> unsafe due to the age and condition. The owner will remove the barn or repair per code. A cable <br /> blocks access thru the driveway,however a portion of the fence has been removed and provides <br /> access to the pasture area and to the trailer where the owner is staying at present. The garage <br /> ! building near the trailer contains household affects of the owner plus lawn mowers and a hand <br /> assembled automobile.No chemical/liquid containers were observed other than typical small, <br /> i household containers. The owner has moved here from Colorado and will attempt to dispose of <br /> the garage contents this spring. <br /> HISTORY OF THE PARCEL <br /> The present owner(Harlan Gartrell) was interviewed by the preparer of this report. He stated <br /> the former owner(McDonald)raised horses and later switched to raising dogs. The irrigation <br /> ditches are still visible that furnished water to the pasture for the horses. (See photo "A,B"). The <br /> dog runs and fencing are still in place but not used. The subdivision(Jory Tract No.1) is fairly <br /> I <br />
