The second source of information used was the Geotracker System maintained by the State <br /> Water Resources Control Board. This System illustrates all underground fuel storage tanks <br /> and leaking underground storage tanks (UST). The leaking USTs to the northeast of the site <br /> can be considered upgradient due to groundwater directional flow; however, they are over l� <br /> two miles to the northeast, and too far away to impact the property. <br /> The third informational gathering method source is the Environmental Questionnaire found �3 <br /> in Appendix C. This documents environmental information directly from the people most <br /> knowledgeable about site, namely Mr. Bucher, who were also interviewed for completion of <br /> this Report. In addition, direct observation of the entire property was completed. <br /> § 3.2 Description of all past on-site potential and/or known above and below ground sources of <br /> contamination identified at the project site include the observation of existing septic tanks <br /> that serves the two SFRs. Ultimately, there could be eight septic tanks and leachfields on the <br /> entire property acreage of-18 acres, which can be considered a low density with respect to <br /> potential nitrate impact. <br /> § 3.3 Description of all current on-site potential and/or known above ground and below ground <br /> sources of contamination identified at the project site include the following: As noted on the <br /> Environmental Questionnaire, a fertilizer mix is applied to the current crop of tomatoes. The <br /> rate applied is 40 gals/acre or 320 units, or 320 pounds per acre, which is acceptable for a <br /> fertilizer mix of essential nutrients. A check valve and manual gate valve exists on a flexible <br /> hose coming off the irrigation well discharge pipe. Pesticides are applied to the property as <br /> noted below and surrounding properties are sprayed. Environmental fate data for many new <br /> agrichemical formulations show half lives of these materials to be comparatively short and <br /> moderately persistent within the soil environment. Therefore, they pose a minor risk to 0 <br /> human health and the environment. There are currently electrical transformers near the <br /> property, adjacent to Tokay Colony and Live Oak Roads. They all appear to be relatively <br /> new, and consequently unlikely to contain polychloride biphenyls (PCBs). Although no <br /> indication was noted of external oil leakage, if there was a leak or explosion, it would be the <br /> responsibility of the transformer owner to mitigate environmental contamination. <br /> The science of pesticide residues in soil, air, surface water and groundwater is extremely <br /> complex and variable. Environmental models that attempt to predict pesticide behavior and <br /> transport in the environment are beyond the scope of this investigation. Pesticides with long <br /> half-lives that may have been used or drifted onto the property decades ago,primarily DDT, t. <br /> may be of an extremely slight concern. DDT was used extensively throughout the <br /> agricultural fields of the San Joaquin Valley and degradates of DDT can be found in nearly <br /> all these soils. <br /> Previous Exposure Assessments made on typical San Joaquin Valley soils suggest an <br /> extremely low probability of adverse health effects from soil DDT/DDD and DDE <br /> concentrations, if they even exist,based upon the following environmental fate data: <br /> Page -4- <br /> Chesney Consulting <br />
