Smith APN: 063-190-16 <br /> INFORMATION: <br /> The site is not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Tokay Colony Road has an existing right-of-way width of variable feet and a planned right-of-way <br /> width of 50 feet. <br /> The Traffic Impact Mitigation Fee will be required when parcels are developed. The fee is due and <br /> payable at the time of building permit application. <br /> The fire road (including secondary access) will be required to be improved in accordance with the <br /> requirements of Uniform Fire Code Section 10.207. <br /> RECOMMENDATIONS: <br /> 1. A Parcel Map is required. The Parcel Map shall be submitted showing contour lines and <br /> drainage patterns. (Development Title Section 9-915.2) <br /> 2. Dedication to result in a 25 foot wide right-of-way from the centerline of Tokay Colony road to <br /> the property line shall be required across the frontage of 063-190-16. Dedication shall be made <br /> on the Parcel Map. <br /> (Development Title Section 9-1150.5) <br />
